Great news for railway employees, cheap loan will be available to build a house!

Railway Board has fixed the interest rates of ‘House Building Advance’ (HBA) for the financial year 2026-27. Under the new order issued recently, railway employees will now get money to build houses at an annual interest rate of only 7.1 percent. This decision will directly reduce the EMI burden on the pockets of the employees and will give them huge financial relief in this era of inflation.

New interest rate of 7.1%

According to the official notification issued by the Railway Board, the new interest rate of 7.1 percent will be considered applicable from April 1, 2026. This rate will be effective on all House Building Advance (HBA) sanctioned till March 31, 2027. In fact, the Ministry of Housing and Urban Affairs (MoHUA) had issued a memorandum in this regard on 13 May 2026. Adopting the same government order, the Railway Board has implemented it for its employees also with immediate effect. House Building Advance (HBA) interest rate in the previous financial year (FY 2025-26) It was 7.44% annually.

What is this ‘House Building Advance’?

‘House building advance’ is no less than a boon for those doing government jobs. This is a special financial facility provided by the Central Government and Railways to its staff. In today’s time, while banks and other financial institutions in the market charge huge interest on home loans, under HBA, employees get money at very concessional rates. Its direct objective is that government employees can arrange a solid roof for themselves and their families without any major financial stress.

For what purposes can we take this money from the government?

The use of this special government advance is not limited to purchasing a ready-made house only. Railway employees can use it at many places as per their need. If you want to buy a vacant plot and build a new house on it, then this money will be useful to you. Whether you want to buy a ready-to-move flat from a builder or buy a house under any scheme of the Central, State Government or Housing Society, you can use this facility everywhere. Not only this, if you already have your own house and you want to add a new room or another floor to it as your family grows, you will still get the benefit of this loan.

Has there been any change in the remaining rules?

Railway Board has made the situation very clear in its new order that the change has been made only in the interest rate (7.1%). There has been no tampering with any other old rules of the scheme. The conditions of eligibility, time of service and repayment period required for taking loan will remain applicable as before. The maximum advance that any employee will get will be decided on the basis of his current salary, excellent service record and the total price of the property being purchased.
