More than 82 thousand applications have been received for the government scheme for affordable houses in Mumbai.
For people looking for cheap flats in Mumbai, Maharashtra Housing and Area Development Authority (MHADA) has brought a big opportunity. It has been almost two months since MHADA announced a housing draw for 2,640 affordable houses in the real estate market of the country’s financial capital. Since the first announcement, more than 82,000 applications have been received for MHADA Lottery 2026. The special thing is that there are still two days left to apply for this lottery.
Where to register for MHADA lottery?
Interested candidates can apply on the official website of MHADA https://housing.mhada.gov.in before the deadline of 28th May. Earlier, the last date to apply was May 14, but the Housing Authority extended it by about 14 days.

MHADA Lottery 2026 Schedule
According to the changed schedule, online applications will be accepted till 11:59 pm on Thursday night. However, the window for depositing earnest money deposit will close after 11:59 pm on May 29, 2026. Applicants will have to complete the registration process by submitting Earnest Money Deposit through RTGS/NEFT during the working hours of the respective bank on 29th May 2026. It is important to note that MHADA has already extended the application deadline twice, and now there is no update regarding further extension.
According to the calendar of MHADA, the provisional list of applications received for the lottery will be released on the official website on June 10 at 3:00 pm. Candidates will be allowed to submit online claims and objections till 3:00 pm on June 12, 2026. The officials will publish the final list of accepted applications on MHADA website on June 16, 2026 at 3:00 pm.
Maharashtra Housing Authority will later announce the date, venue and time of computerized draw for house sales on its official website. According to HT report, MHADA has reduced the prices of almost half the apartments and reduced the sale prices of 1,221 houses located in Mumbai’s Vikhroli area by 7.5 per cent.
The houses whose sale prices have been reduced include 610 apartments in Vikhroli, whose category reservation was changed from MIG to HIG two weeks ago. Citing Housing Authority data, HT reported that till May 25, 2026, MHADA has received 84,782 applications for 2,640 apartments and 59,069 earnest money deposits (EMDs) from applicants willing to buy flats. 66 percent under construction
According to the MHADA website, out of the total 2,640 affordable homes available for sale in Mumbai, 1,762 apartments, or about 66 per cent, are currently under construction. These under construction apartments available for sale are located in Vikhroli, Goregaon and Borivali. A total of 128 apartments are under construction in Borivali East, 85 in Goregaon West, and the rest in Kanmawar Nagar and Vikhroli.
How much do houses cost?
MHADA Lottery 2026 includes apartments in multiple locations across Mumbai, including Vikhroli, Goregaon, Borivali, Gorai, Chembur, Bandra, Ghatkopar, Wadala, Powai and Dadar, among others. The most expensive apartments are located in Tardeo, South Mumbai, which fall under the High Income Group (HIG) category, and are priced at Rs 6.82 crore. Meanwhile, the most affordable apartments under the Economically Weaker Section (EWS) category are in Mankhurd, priced above Rs 29 lakh. The price of an apartment with 300 square feet area in Goregaon is Rs 32 lakh.
