Gurugram rents spark online debate
The post, titled “Gurgaon rentals have officially lost the plot”, highlights the rising cost of one-bedroom apartments. The Reddit user claimed the rental for a 1BHK in Gurugram ranges between Rs 50,000 and Rs 65,000 in some areas. The user expressed frustration over what they described as exaggerated branding in property listings.

Sharing an example, the user wrote, “Just saw a listing calling a 1BHK in Sector 43 “ULTRA-LUXURY”… and I had to double check if I accidentally opened a parody page.” They criticised how basic features are being repackaged as premium offerings.
Basic features, premium tags
According to the post, terms like “luxury interiors” often refer to standard fittings such as a modular kitchen, while “spacious balcony” is described as nothing more than a typical builder’s design. The user also pointed out that air conditioning should be considered a necessity rather than a luxury in the city’s climate. The user further said that “park facing” views are being used to justify rent hikes of up to Rs 20,000.
They added, “At this point, landlords are just stacking adjectives like it’s a resume: Ultra. Premium. Luxury. Exclusive. Elite,” while noting that the actual apartments remain largely identical across the city.
Demand fuels pricing surge
While acknowledging high demand in the city, the user criticised what they called misleading marketing. “Branding mediocrity as ‘ultra luxury’ is straight up delusion,” they wrote. They added, “Brokers + owners are testing how far they can push before people snap. And honestly… people are still renting at these prices, which is why this circus continues.”
The user added, “Gurgaon used to be expensive. Now it’s becoming expensive + absurd + self-aware satire. Next up: “Ultra-luxury studio with emotional support balcony – only ₹80K’.”
The post struck a chord with many online. One user commented, “Gurugram’s rental yields are already showing signs of a bubble. It’s unrealistic to charge such high rents for a property like this.” Another added, “I wasn’t even paying that much for a nice 1bhk in VILE PARLE. Honestly the broker is just trying to highball, he is expecting heavy negotiations because there’s no way anyone would actually pay this right? Right?” A third user wrote, “Brokers only care about their brokrage…. Looks like they will beat the Mumbai rentals in couple of years.”
Someone commented, “1bhk – ultra luxury????” Yet another added, “The broker/land mafia trying their best to artificially inflate the estate market prices.”
