Noida: The Yamuna Expressway Industrial Development Authority (YEIDA) has approved revisions to its building bylaws to align with height restrictions set by the Airports Authority of India (AAI). Under AAI regulations, vertical construction within a 20-kilometre radius of airports requires a no-objection certificate, and the latest YEIDA proposal bans construction within this zone around the upcoming Noida International Airport.
The authority plans to adopt the AAI’s colour-coded zoning map to ensure a clear flight path for airport operations. YEIDA is also considering engaging an expert consultant to survey the 20-kilometre area, reviewing building heights, floor area ratios, and other development norms. Approval of building plans will follow only after these guidelines are finalised.
The changes are expected to affect nearly 30,000 residential plot allottees, as well as commercial and industrial stakeholders within YEIDA’s notified area.
Noida Airport to commence operations this month
Notably, the Noida International Airport is reportedly set to begin domestic flight and cargo operations this month, with international services anticipated to start by November of the same year. This announcement comes after the airport’s opening timeline was revised three times.
Originally scheduled to open on September 29 , 2024, the airport’s launch was first delayed to April 25 and then to June 30, with officials citing construction delays caused by the Covid-19 pandemic.
Industrial allottees still await basic infrastructure
Industrial plot allottees in sectors 32 and 33, whose allocations date back nearly a decade, are yet to receive possession. The areas also continue to lack essential infrastructure, including roads, power, and water supply, making industrial operations unfeasible.
Entrepreneurs have expressed concern that YEIDA’s new regulations are being imposed even as these fundamental facilities remain incomplete.
