To make property registration transparent in Uttar Pradesh, Aadhaar based authentication will be implemented from 1 February 2026. E-KYC and biometrics will prevent fake registries and strengthen digital governance.

Lucknow. Under the leadership of Chief Minister Yogi Adityanath, the Uttar Pradesh government is taking another big step towards making the property registration system more transparent, secure and technology-based. Under this, Aadhaar based authentication system is being implemented in the state. With this new system, land scams through fake registries and pseudonymous persons can be effectively stopped.

Online document registration rules come into force

State Minister of State for Stamps and Registration (Independent Charge) Ravindra Jaiswal said that many important steps have been taken by the department to make the online registration of documents and property registration process more transparent. He said that Aadhaar authentication system is being implemented in the property registration system in Uttar Pradesh, which will make the registration process safe and reliable.

Instructions were given in the Chief Minister’s review meeting

Ravindra Jaiswal informed that this decision was taken in the review meeting of the Stamp and Registration Department chaired by Chief Minister Yogi Adityanath on August 28, 2025. In the meeting, instructions were given to implement Aadhaar authentication to stop fake registries being done by pseudonymous persons. Under these instructions, necessary notifications have now been issued.

The system will be implemented in all sub-registrar offices from February 1, 2026.

He informed that through the notification dated 02 August 2024, Uttar Pradesh Online Document Registration Rules, 2024 have been implemented in exercise of powers under Section 69 of the Registration Act, 1908. Under this, Aadhaar number holders will be identified electronically through e-KYC, biometric authentication and e-signature. Now from February 1, 2026, Aadhaar authentication will be mandatory for identification of executors, parties and witnesses during deed registration in all sub-registrar offices of the state. In this regard, necessary guidelines have been issued to all sub-registrar offices.

Fraud will be banned, transparency will increase

Aadhaar based biometric authentication will effectively prevent property registration by pseudonymous persons. This will increase transparency and credibility in the registration process. Also, there will be a significant reduction in frauds, forged documents and disputes related to land and real estate.

Digital governance will be strengthened

The new system will strengthen the digital registration system, reduce legal disputes and court cases and ensure better protection of property rights of citizens. This initiative is in line with the digital governance goals of the Uttar Pradesh government and is considered an important step towards transparent governance in the state.
