Aadhaar Linking: Strong steps of safety and transparency
In the new rules, it has been made mandatory to link property registration to the Aadhaar card. Both the buyer and the seller have to link their Aadhaar card in the registry process.
Through biometric verification from Aadhaar, it will be ensured that the person who registers is what he claims. This step will eliminate the possibility of fake registry and it will also be easy to identify benami properties.
Video recording: New standard of transparency in process
Video recording has been made mandatory to make the registry process more transparent. Now the entire process will be recorded at the time of the registry, which will include the statement of the buyer and the seller.
This video will be preserved on the government server and will be used as evidence in the future situation in future. This will ensure that the registry is voluntarily and without any pressure.
Online fee payment: Cash transaction end
Registry fees and stamp duty will now be paid through online. The government has ensured the use of digital payment gateway, which will have options like credit cards, debit cards, net banking and UPI.
This step will be faster, transparent and safe by the fee payment process. Finishing of cash transactions will help prevent corruption and use of black money.
Unique Land Parcel Identification Number (Ulpin): Every plot will be identified
Ulpin or ground-base, every land piece will provide a unique alpha-numeric code of 14 digits. This code will contain information about the owner, size and location of the land.
This system will not only make real estate transactions easier, but will also help resolve disputes related to property boundaries. Ulpin will also prove useful in disaster management and monitoring government schemes.
Electronic Stamping: Ban on safety and forgery of documents
Electronic stamping will now be used in place of traditional stamp paper. This will prevent the fraud of stamp paper and ensure correct payment of stamp duty.
