Pradhan Mantri Awas Yojana Urban: The Government of India dreams that every citizen has his own pucca house. To fulfill this objective, Ministry of Home and Urban Affairs started the Pradhan Mantri Awas Yojana (Urban) i.e. PMAY-UBAN. The goal of this scheme is that every qualified family living in cities got a safe and pucca house. This mission has been specially brought to those who are living in rent or raw houses till now- such as slum-colored families, economically weaker sections (EWS), lower income group (LIG) and middle income group (MIG). What is the purpose of Pradhan Mantri Awas Yojana?
The price of land and house in cities is continuously increasing, so it has become difficult for poor and middle class people to buy houses. The objective of Pradhan Mantri Awas Yojana (PMAY-UBAN) is to provide cheap and durable houses. In this, the government gives subsidy in interest on home loans to buy or build houses. It is also called CRCET Linked Subsidy Scheme (CLSS). The slogan of the scheme is- “Housing for all” means a firm house for everyone.
What are the benefits of the plan?
Slum rehabilitation: Work is done with the help of private developers to get the houses living in the slum.
Subsidy on home loan: EWS whose income is up to Rs 3 lakh, home size up to 30 square meters.
LIG (from Rs 3 lakh to Rs 6 lakh): The size of the house up to 60 square meters.
MIG-I (6 lakh rupees to 12 lakh rupees): The size of the house up to 160 square meters.
MIG-II (Rs 12 lakh to Rs 18 lakh): The size of the house up to 200 square meters.
Public-Private Partnership (PPP): Where 35 percent of the houses in the project are given to EWS families, the central government helps.
Help in individual home construction: If the people of EWS category want to build their separate houses, then there is special help for them.
Who can take advantage of this?
- The annual income of the family should be in EWS, LIG, MIG-I or Mig-II category.
- A family with husband and wife and unmarried children will be considered eligible.
- The family should not already have a firm house.
- The family has never taken advantage of any other housing scheme of the government before.
- Family city or town should join this scheme.
How to apply for PMAY-Urban?
- Visit the official website of PMAY-Home.
- Go to Citizen Assessment and select options with slum dwellers or other three components.
- Enter your Aadhaar number and proceed.
- Fill information like name, address, mobile number, income and bank details in the online form.
- Upload essential documents.
- Save the form and submit the captcha and submit it. One can print a copy of the application.

- Aadhar card or virtual ID
- Income certificate or affidavit
- Evidence of identity and address (PAN card, voter ID, driving license)
- Bank details and passbooks or statements
- Salary Slip and ITR (if applied)

How much subsidy will you get under PMAY, how to calculate?
Under the Pradhan Mantri Awas Yojana (PMAY), the government gives people a discount on home loans as subsidy. These facilities are available under the Credit-Linked Subsidy Scheme (CLSS). Meaning, if you take a loan to buy or build a house, then interest will be reduced according to your income and loan amount. Follow the steps given below to subsidize PMAY-
- Go to the official website PMayuclap.gov.in to know your subsidy.
- There will be an option of subsidy calculator, click on it.
- Now the Page of Clss Awas Portal (Clap) will open.
- Here you have to fill your annual income, loan amount, loan duration and home area.
- As soon as you enter the information, the system will tell you how much subsidy you can get.

How is the subsidy fixed according to income?
The government calculates the subsidy with the formula of Net Present Value (NPV). In easy terms, the rebate in interest according to your income and loan amount is your subsidy and it is calculated according to today’s time.
How much will the subsidy get according to the income category?
EWS (Economic Vicker Section) and LIG (Low Income Group)
- Annual Income: 3 lakh -6 lakh rupees
- Rebate on interest (how much will be available): 6.5 percent (Rs 2,67,280)
- Maximum loan: up to 6 lakh rupees
- Loan period maximum: up to 20 years
MIG-I (Middle Income Group-1)
- Annual Income: 6 lakh- 12 lakh rupees
- Rebate on interest (how much will be available): 4 percent (Rs 2,35,068)
- Maximum loan: up to 9 lakh rupees
- Loan period: up to 20 years
MIG-II (Middle Income Group-2)
- Annual Income: 12 lakh- 18 lakh rupees
- Rebate on interest (how much will be available): 3 percent (Rs 2,30,156)
