Ghaziabad Housing Scheme: If you are dreaming of building your own house in Ghaziabad, then this news has brought both relief and opportunity for you. Ghaziabad Development Authority i.e. GDA has launched a new residential plot scheme for the year 2026. Under this scheme, plots of different sizes will be made available in Madhuban and Bapudham areas.
Amidst the rapidly increasing population and housing demand, this scheme of GDA is being considered special for those people who want to buy land through safe and government option. The special thing is that the entire process will be completed online and through e-lottery system, through which it has been claimed to maintain transparency.

Plots will be available from 40 to 200 square meters.
Under GDA’s Madhuban-Bapudham Residential Plot Scheme 2026, plots ranging from 40 square meters to 200 square meters will be available. Their prices have been fixed keeping in mind people of different income groups. According to the authority:
- Price of 40 square meter plot is around Rs 14 lakh
- 60 square meter plot around Rs 21 lakh
- 90 square meter plot around Rs 31.50 lakh
- 150 square meter plot approx Rs 52.50 lakh
- The price of 200 square meter plot has been kept at around Rs 70 lakh.
This scheme is being considered a big opportunity for the middle class of the city and first-time home buyers.
The entire process will be online
According to GDA, applications for the scheme can be made only through online medium. Interested applicants can apply through the official portal and Janhit website. It will be mandatory to upload Aadhar Card and PAN Card at the time of application. Apart from this, the details book of the scheme will be available from 11 May 2026 to 25 May 2026. A fee of Rs 1100 has been fixed for this.
Allotment will be done through e-lottery
All plots will be allotted through e-lottery system. The authority says that this will keep the process completely transparent and there will be no possibility of any kind of manual error. At the time of registration, general category applicants will have to deposit 10 percent of the total price, while for reserved category this amount has been fixed at 5 percent.
Facility to pay in installments
GDA has also given relief to buyers in payment. Under the scheme, the facility to make payment in eight installments has been provided. However, 10 percent annual interest will be applicable on installments.
Whereas if an applicant makes lump sum payment, he will get a discount of 6 percent. The authority has claimed that the possession will be handed over within three years after the entire amount is deposited.
Who can apply?
Some important conditions have also been fixed for applying in this scheme:
- Applicant must be an Indian citizen
- Must be over 18 years of age
- There should not already be any property in the name of the applicant or his family in Ghaziabad
- Application having more than one residential property in Uttar Pradesh may be considered invalid
Real estate market may get a new direction
Real estate experts believe that this new scheme of GDA can give a new direction to the property market of Ghaziabad. People have high trust in government plot schemes and this is the reason why enthusiasm is visible about this scheme even before its launch.
