Earlier investors had to buy property worth at least AED 750,000 (about Rs 1.9 crore), but now this obligation has been removed.

However, the government has implemented a new rule for jointly purchased property. Now if there is more than one investor in a property, each investor’s stake will be required to be at least AED 400,000 (about Rs 1.03 crore). Earlier this limit was AED 750,000 per investor, making it difficult for small investors to enter the market. Experts believe that this step has brought a big opportunity for mid-segment investors. This will not only open the way for individual buyers, but will also increase sales of properties that were previously not eligible for visas.

The decision comes at a time when regional tensions, especially growing uncertainty around the Strait of Hormuz, are impacting the real estate market. Dubai has seen a decline in property sales in recent months, due to which developers are having to offer discounts and better payment plans. According to the data, residential property sales in Dubai reached a record level in 2025, with deals worth AED 547 billion. Investors from India and Britain had a major stake in this.
